This property is asking $450,000 and is a very similarly sized 3/2. After this listing, the asking prices of other active 3/2's with similar square footage reach as high as $585,000. Closed Sales: ~ 4621 Bay Crest Dr is the best comp despite only selling for $362,000. It shows the value in our subject as this was an extremely outdated, traditional home on the same street. ~ 4642 Bay Crest Dr is the neighboring 3/2 that sold for $445,000. It was a very traditional interior, albeit well kept, with a pool and garage. ~ 8704 Elmwood Ln is a 3/2 that sold for $400,000. It was a very well kept, traditional property.
